The owner reached out to Artifex Industries based on seeing projects in their neighborhood. They were in search of a reliable, dependable, and quality general contractor to take control of their two-story addition to their home. The project was to modernize their home and provide two new bedrooms with bathrooms: a new master bathroom upstairs and full bathroom downstairs. The downstairs bedroom is a studio rental and the upstairs bedroom is the new master bedroom complete with a walk-in closet, master bathroom and a view of Los Osos and Morro Bay. They wanted to continue the feel of the ocean seen in their current architecture and blend it in as though it had always been there. Artifex performed all foundation, framing, plumbing, electrical, drywall, flooring, tile, and other bathroom finishes.

Before and After
The addition brought forth two new walk in showers equipped with hand held showerheads and custom tiling. The downstairs bathroom showcases a Victorian style in the vanity, fireplace open to both the bedroom and bathroom, and the bath tub in the bow window. The walk-in shower depicts Artifex’s extraordinary tile work. While the upstairs master bedroom addition continues the Victorian feel with the vanity and bathtub in the bow window. Floor Plan
The floor plan represents a very open and modern feel. The downstairs addition is a studio rental with its own entrance, kitchenette, full bathroom, and walk-in closet. The flooring is hardwood with tile 12×12 square tiles in the bathroom. The bathroom is separated from the rest of the space by incorporating a fireplace that is accessible on either side, lined with matching tile. The upstairs master bedroom addition increased in size and was complete with a walk-in closet and a closet organizer. The bathtubs are at the ideal location to give the space functionality and maintain an open layout. Another key feature seen in the master bedroom addition is the view of Morro Bay and Los Osos.
